       As part of the development of the energy saving direction, a project for an energy efficient house in the Dnipro was developed S=232m².  In this energy efficient house project, methods have been developed to achieve energy savings in heating, air conditioning and hot water supply systems.  Energy-saving technologies that were used in this project are energy-efficient buildings based on the use of heat pump air-water required design capacity.  The total amount of energy needed for this house would be to produce a 14kW solar power station, which was also designed by our design bureau ZEB-ua.
     This energy-efficient building project according to the international classification according to the energy efficiency index belongs to class A. This is the highest level in the energy efficiency index.
     This project of an energy efficient house is designed and designed for the climatic conditions of the Dnipropetrovsk region, namely for the village of Kirovske, located near the city of Dnipro.
     The power of the solar station of this energy-efficient building is calculated taking into account the solar insolation for the region and fully adapted to this project of an energy-efficient building in the Dnepr.  The second stage of construction is also envisaged in order to increase the power of the solar station to 30 kV, which will allow it to be fully provided by the household, while connecting to the Green Tariff to be a non-energy-dependent building, according to the international classification ZEB (Zero Energy Building) class of non-energy buildings.
      The electricity produced will be sufficient for own consumption, and the surplus is realized at the Green Tariff.  It is pleasant to note that this project of an energy efficient house is not the first in the Dnipro developed by our company ZEB - ua and at its realization will allow owners not to worry about raising tariffs in Ukraine on energy, as there will be no need to pay as such.

How do loans hinder the creation of a project for an energy-efficient home in the Dniprо
             And did you ever contemplate how loans and credit programs hinder the creation of projects for energy-efficient homes in the Dniprо?
    It seems everyone agrees.  Builders, brokers, appraisers and advocates of all kinds will tell you that Ukraine has all the necessary knowledge and technology for the development of energy-efficient homes.  So what prevents us from making every home, school, mall and sports arena produce as much energy as they consume?
    The answer is money.  No one can deny the fact that buildings with zero energy consumption and all of their components are reliable sources of long-term revenue.  The only thing that today is an obstacle to implementing an energy efficient house in the Dnipro is the search for advanced capital to pay for measures to improve the energoefficiency.  The key to overcoming this obstacle is financing.  Fortunately, high-performance buildings have an embedded source of cash flow, which makes it possible to finance.  Typical buildings spend money in every monthly utility bill.  If you reduce the cost of keeping it, you will receive money.  On the contrary, if you develop a project for an energy efficient home, and then build an appropriate building on it, then this is a successful business model.
    In Europe, this very successful business model is based on this principle.  It is called a contract for energy savings and works as follows.  The Energy Service Company (ESCO) pays the full cost of installing energy saving measures in exchange for the monthly savings that these measures generate.  The client may receive a portion of the savings, but most of the new cash flow goes to ESCO.  But how would the owners of the buildings have access to the capital needed to finance their own projects of energy-efficient homes in the Dnipro and Ukraine?  If more profitable measures would help to pay less profitable?  Had the school been able to reduce its monthly electricity bill, while financing improvements through savings, while still having money for improving training and materials?



        What would be more profitable measures would help to pay for less profitable?  How could a school reduce its monthly electricity bill, while financing improvements through savings, and at the same time they will have the money to improve their education and materials?  In Europe, such a method already exists, which can do all this.  It is called a Parex Credit (PACE) loan and is intended to overcome the first price barrier.  PACE loans stretch payments over a long period of time to keep monthly payments low, like mortgages or municipal bonds.  PACE programs offer great opportunities for energy savings and, at the same time, making money.  They finance 100% of the cost of a energy efficient home improvement project and energy improvements at fairly low interest rates, and then distribute payments for 20 years.  A long repayment period ensures that monthly income exceeds the monthly debt service, effectively generating profit for the owner of the building.
       At the time of writing this article, 33 states have enacted laws that allow PACE programs, including New York, California and Texas.  Nineteen states have PACE programs in operation, most of them at the local level.
      Here's how it works.  A city or county government sells bonds to create a loan fund.  Real estate owners take the money to pay for improvements.  Their loan payments are returned to the fund or repayable.  Loan on mortgage.  In some cases, a local government that buys bonds also collects payments along with property taxes.  In other cases, communal and non-profit organizations manage loans.  Since the loan is linked to the property, not with the owner, the debt can be passed on to future buyers.  Subsequent owners will also benefit from lower electricity bills, which will allow them to also profit from the deal.Taking into account the European and world practice in Ukraine, it is also necessary to streamline and develop additional lending activities for the construction of energy-efficient homes in Dnipro, Kyiv and other Ukrainian cities.
      This funding program needs to be carried out both at the national and regional levels; otherwise, the development of a project of an energy efficient home in Ukraine will not make sense if the population of Ukraine can implement it in the absence of funds.
