  At the request of the customer, we have developed a Individual project of a energy-saving private house with an area of ​​S = 328,84m² with the development of an energy-saving heating, air conditioning, hot water supply, solar power plant.
  The given building according to the international classification according to the energy efficiency index refers to class B, which means increased energy efficiency of the building.
  The engineering system of the house was realized on the basis of the air-water heat pump type Mycond Arctic Home Smart MHCS 065AHS, Vitodens 100-W gas boiler is installed as a backup gas guard.
  This Individual energy-saving house is located in the village of Sajivka, near the city of Dnipro in the Dnipropetrovsk region.
  In addition, for the generation of electricity for the house, it is planned to install a 22kW Solar Power Plant (12kW on the roof of the house + 10kW on a neighboring land plot), which will fully provide this household with electricity, and when connected to the Green Tariff, it will be possible to be a non-energy-dependent home, to fall into the classroom internationally  ZEB energy-independent buildings (Zero Energy Building).

Individual projects of energy-saving homes in Dnipro and tools for the correct assessment of zero energy energy saving homes in Ukraine, Zero Net Homes
        You can often hear how individual projects for energy-saving homes and houses with zero consumption are of great value to owners and residents.  Thanks to advanced technologies, they are more durable, more energy-efficient than traditional, but at the same time they are cheaper.  In most cases, it is very difficult to get appraisers and lenders to correctly evaluate the benefits and technologies of energy saving homes in Ukraine built on the principle of Zero Energy Homes.

     In developed countries, there are software systems and information applications for an efficient assessment of green energy, which allows developers and realtors to more efficiently pass on all appraisers and creditors the information they need to fairly assess energy-saving zero-energy buildings.
    When buyers apply for a loan, the lender (or bank) wants to make sure that the house is priced at the sale price.  Then the appraiser checks the cost of the home and provides information to the lender.  Since, on the basis of individual energy saving projects, these zero-energy buildings have added value that is not always obvious to the appraiser without environmental education, these training programs and additions to the form of assessment ensure that evaluators correctly value the added value of a energy-efficient zero energy house properly  way

     It is extremely necessary for an effective assessment of a energy-saving home to use a special supplement to the standard form of assessment of the house
 This application should carry and contain the following information, such as:
  Teplozyvku certified specialist
  Insulation type and coefficient of heat transfer resistance, R-value
  Tightness of enclosing structures
  Description of the system of water conservation
  Types of windows and their quality
  Realization of daylight
  Engineering and their energy consumption
  Type and efficiency of heating, cooling and ventilation
  The indoor air quality
  Home Energy Rating System (HERS)
  Communal expenses
  Results of energy audit
  Solar power system based on solar stations
 
      The program also has a glossary and additional resources related to the elements of green building.  The builder (in the case of a completely new building), the realtor or borrower can talk to the lender to make sure that the creditor appraiser uses this "Effective Addition to Green Energy".  The realtor and developer, if possible, should be present when the appraiser estimates an energy-efficient home to explain the cost of energy updates in the home and help the appraiser fill out the form.  It is important to properly manage the evaluation process to make full use of the Enhancement of Clean Energy.  Here are some tips on how to do this best:

      This form must be filled in by a construction organization, architect or energy consultant, and this should be given to the buyer to give the credit assessor.  The loan specialist or creditor must then transfer it to the green valuer.  The buyer, developer or realtor must have an additional copy of the energy saving home to give the appraiser when they really come to the house.  It is clear that obtaining such information is possible only for the development of a quality individual project of a energy saving house, observing all the design norms in energy conservation.
     It is necessary that an application on the clean energy of this energy-saving home be provided to the appraiser who has trained for this and has the appropriate level of qualification.  As a buyer, you can insist on getting a qualified green appraiser and you can pre-check potential appraisers by asking about his or her green education.
     Try to find an appraiser who has 20 to 40 hours of cool green training.  Give the appraiser a list of additional costs for all energy efficient equipment in your energy saving home and show him or her energy savings compared to a building built on the principle of traditional construction.Show the realtor actual energy savings (cash analysis) and the total total cost of ownership of a building compared to a similar traditional home. This form is usually filled by the developer, emphasizing the additional costs incurred by them for the construction of an energy-saving home.  Evaluators can use the data provided to add this additional real value in dollars to the home.

     In the US and Canada, the Institute of Assessment (AI) is the largest real estate appraiser association in the country.  AI has included several programs to help appraisers assess the value of energy-efficient homes when evaluating a home.  He offers more than 200 courses on clean and energy efficient homes within the framework of his "Professional Development Program for Resilient Buildings" to train appraisers in the growing sector of environmentally friendly buildings.  After completing the courses by AI members, they are entered in the register relating to either residential or commercial buildings.

     At the time of writing this article, there are no Institutes for estimating individual projects for energy-saving homes in the Dnipro, energy-saving buildings in Kyiv and energy-saving buildings in Ukraine.
     We hope this information will, if necessary, considerably expand the opportunities for builders and real estate agents within the framework of energy saving construction, and the authors-developers of individual energy-saving projects in Ukraine and developers will receive fair market value for their work.
